For most buyers, making an offer feels like the biggest hurdle. But once that offer is accepted, the real journey begins. The first 17 days of escrow are some of the most important—and often the most stressful—days of the entire homebuying process. This is when inspections, disclosures, and financing decisions all collide, and buyers suddenly realize just how much is at stake.

Many buyers don’t realize that those 17 days are essentially their “safety net.” This contingency period gives you time to fully understand the property you’re buying, confirm the condition of the home, and make sure your financing is solid before committing. It’s also when the unexpected tends to pop up—and why having a knowledgeable agent by your side matters so much.

Inspections: The Eye-Opener
The home inspection is often the first major reality check for buyers. A home may look perfect during a showing, but an inspection can reveal hidden issues like roof repairs, plumbing leaks, or electrical updates. I help my clients understand which findings are common (and manageable) versus which could signal major costs down the road. Together, we decide whether to request repairs, ask for credits, or move forward as-is.

Disclosures: Reading Between the Lines
Sellers are required to provide detailed disclosures about the property—but not everything is written in bold letters. Reviewing these documents carefully is critical. I walk my clients through the fine print, from past water damage to neighborhood easements, making sure they understand exactly what they’re buying.

Financing: The Countdown Begins
While inspections and disclosures are happening, the lender is moving quickly, too. Appraisals are ordered, documents are verified, and funding is lined up. Buyers often don’t realize how fast they need to respond to their lender’s requests during this time. I keep my clients on track so we don’t hit unnecessary delays.
