An $85,000 salary can support a home purchase, but in Redondo Beach, the salary alone does not tell us enough.

I would also want to know how much you have for a down payment, whether you have a car or student-loan payment, what monthly housing cost feels comfortable, and whether you are buying alone or with another income. Those details can change the answer dramatically.

For someone buying alone on $85K with a typical down payment and manageable debt, a purchase somewhere in the lower $300,000s may be a reasonable starting point for the affordability conversation under conservative assumptions. But that does not mean there will always be a Redondo Beach property available in that range.

That distinction is important because Redondo Beach is a high-cost market. The real question is not only how much house can I afford on an $85K salary? It is also what kind of Redondo Beach opportunity fits that monthly payment, and what would need to change to expand my options?

Start With the Payment You Want to Live With

An $85,000 salary works out to about $7,083 in gross monthly income. But instead of beginning with the highest price a lender might approve, I prefer to work backward from a monthly payment that still leaves room for the rest of your life.

Your mortgage is only part of that payment. Property taxes, homeowners insurance, HOA dues when applicable, and possibly mortgage insurance all need to fit alongside your car payment, student loans, savings goals, travel, childcare, and everyday expenses.

Two buyers earning exactly $85,000 can therefore have completely different budgets. Someone with very little debt and a substantial down payment may have options that another buyer with the same salary simply does not.

That is why I would treat any online affordability calculator as a starting point, not as your Redondo Beach shopping budget.

What Does an $85K Salary Look Like at Today's Rates?

Mortgage rates make a meaningful difference. Freddie Mac's latest survey puts the average 30-year fixed mortgage rate at about 6.8%. Your actual rate will depend on your credit, loan program, down payment, and lender, but that gives us a useful benchmark for planning.

For illustration, assume 20% down, a 30-year fixed loan around that rate, roughly the 1% base property-tax levy, and about $150 per month for homeowners insurance.

A $300,000 purchase would land around $1,950 per month before HOA dues or other property-specific assessments. At $325,000, the same rough estimate moves to about $2,100, while $350,000 comes in around $2,250.

Those are examples, not loan quotes. Still, they show why a single $85K income often puts the initial affordability conversation somewhere around the lower $300Ks unless there is a larger down payment, another qualifying income, or other financial flexibility.

Then Comes the Redondo Beach Reality

This is where I want buyers to understand the market before they become discouraged by listings. Redondo Beach's median sale price is currently around $1.6 million, and even condos and co-ops have recently had a median sale price of roughly $837,000.

That does not mean every home costs that much, and a median is not a minimum price. But it does tell us that a typical detached Redondo Beach house is unlikely to work comfortably on one $85,000 salary without substantial additional resources.

So I would not send a buyer with this budget out looking at the “average” Redondo Beach home. I would make the search much more specific.

Could there be a smaller condo, an unusual attached-home opportunity, or a property below the broader market averages?

Possibly. But availability at lower price points can be limited, so we also need to decide how flexible you are about property type, size, exact location, and timing. That is a much more useful conversation than simply saying Redondo Beach is too expensive.

A Lower-Priced Condo Is Not Automatically More Affordable

Condos can open another part of the market, but the monthly HOA payment matters just as much as the asking price.

Imagine finding a condo at a noticeably lower price than the detached homes you have been watching. That sounds promising until you discover a $500 or $700 monthly HOA fee. Because that expense is part of the monthly housing cost, it can reduce how much of a mortgage payment comfortably fits your budget.

I always want buyers to compare total monthly costs, not just listing prices.

Property taxes need the same treatment. Los Angeles County's general property-tax levy is 1% of assessed value, with voter-approved debt and property-specific assessments added where applicable. Those expenses should be part of the affordability calculation before you tour the property, not something you discover after making an offer.

Do Not Confuse “Approved For” With “Comfortable Paying”

This is one of the conversations I think buyers benefit from having before we start looking at homes. A lender may approve you for a payment that technically works under lending guidelines. You still have to decide whether that payment works for your life.

Think about what happens after closing. You may want to keep contributing to retirement, travel, build savings, replace a car, pay for childcare, or simply enjoy living in the South Bay without feeling like every available dollar goes toward housing.

Homeownership also comes with expenses that don't appear neatly in the mortgage payment. Condos can have HOA increases or special assessments, while homeowners need room in the budget for repairs and maintenance.

I would rather help a buyer establish a comfortable number first and then build the search around it than spend weeks looking at homes that create financial stress before the keys are even handed over.

So, What Can You Realistically Buy on $85K?

For a single buyer earning $85,000 with a conventional down payment and manageable debts, the lower $300,000s can be a useful rough starting point for the purchase-price conversation at current rates.

The challenge is that this sits well below typical Redondo Beach pricing, including much of the condo market. That means buying here on one $85K income will usually require something else working in your favor: a larger down payment, another qualifying income, unusually low monthly debt, a specific lower-priced opportunity, or flexibility about the property and location.

That is not the same as saying homeownership is impossible. It means we need to build the strategy around your actual numbers instead of trying to make your budget fit whatever happens to be listed in Redondo Beach.

For some buyers, the right move is watching patiently for the right attached property. For others, it means increasing the down payment or buying with a partner. And sometimes we compare nearby South Bay markets to see whether a little geographic flexibility gives you a home and monthly payment you feel much better about.
